All reservations must be confirmed by phone. Unless this confirmation has been made by us, your reservation has not been booked.

Holiday Three-Night Minimums
Memorial Day, Labor Day and Columbus Day weekends require a three-night minimum stay.

Weekend Minimums
There is a two-night minimum stay on weekends.

Holiday Two-Night Minimums
New Years, Thanksgiving, Christmas, Presidents' Day and Martin Luther King Day require a two-night minimum stay. Packages available for honeymooners and romantic get-aways.

Smoking
The Thomas L. Southwick House is a smoke-free facility.

Parking
Free on-street parking in front of the establishment is available.

Lost Keys
There is a $100 fee for any key that is not returned or is lost. This fee will be charged to the credit card on file.

Third Person in Room
50.00 additional

Check-in/Check-out
Check-in is 5pm-8pm every day. Guests wishing to check-in or simply drop off luggage outside of that time frame should make prior arrangements with the innkeeper. Check-out time is 11am.

Cancellations
Kingston Bed & Breakfast is a small, exclusive establishment. Due to this, cancellations require 10 days' notice for individual stays and 2 weeks' notice for group stays. In addition, there will be a $50 fee for all cancellations, which will be applied to the credit card provided at the time of booking. A one-night deposit is required in order to hold a reservation. Guests are responsible for the entirety of their stay as booked, unless cancellations are made in accordance with the cancellation policies. Non-arrival of a guest constitutes a no-show, and guests are responsible for the entirety of their stay under these circumstances, as well, regardless of the reason.

Children and Pets
Well-behaved children 12 and over are invited to stay with their parents. Unfortunately, pets cannot be accommodated, although we do have one resident cat that does not venture into the guest rooms.

Notice to Guests
The Thomas L. Southwick House is privately owned and operated and reserves the right to refuse service to anyone and will not be responsible for accidents or injury to guests or for loss of money, jewels or valuables of any kind. Guests are responsible for any damage to the property.
